DAVENPORT — Since the start of this year, An Flamand-Orlando Vacation Realty has already pre-sold 16 million dollars in real estate most of which are new townhomes being constructed at Posner Estates, the new development in Polk County that is being built in two phases.
An Flamand, the broker and owner of An Flamand-Orlando Vacation Realty, said this is a testament not only to the appeal of Posner Estates, but also to the strength of the Central Florida real estate market.
“It definitely says that the market is back,” An said. “And that it’s blooming. Foreign nationals are back, and they are definitely seeing the benefits of buying early.”
In just a matter of weeks, Orlando Vacation Realty was able to sell out the first phase and half of the second phase of this exclusive new development. Posner Estates will be a gated community of new townhomes near the Posner Park commercial plaza in Davenport, Fla., and conveniently located right off Interstate 4, the main highway to nearby Walt Disney World and the other theme parks.
Phase I of Posner Estates, which broke ground last month, will include 44 four bedroom-three bath and three bedroom-three bath townhomes.
Construction is expected to be completed sometime this fall.

A recent report by the Orlando Regional Realtors Association confirms the health of the Orlando area housing market. In its “ORRA Housing Report” for January 2016, the association noted that the median price of Orlando homes sold in January went up by 14 percent compared to January 2015.
The overall median price for the month of January was $176,500, “a 13.87 percent jump compared to the $155,000 median price in January 2015,” the report noted. “As of January, the median price is 52.81 percent higher than it was in July 2011.”
The townhomes at Posner Estates will include the Capri Villa, offering three bedroom, three bath two-floor homes with a total of 1,467 in living space; and the Toscana Villa, which will provide four bedrooms and three baths in two-floor homes with 1,797 square feet of living space. Amenities within the community will include a Club House, Business Center, community pool, barbeque and picnic areas, and a fitness center.
